A professional real estate sales associate is trained to help you with the process of buying a home while representing your best interests throughout the entire process. Whether you are looking for new construction, an existing single-family home, a townhome or condo, the following home buyer checklist will help you prevent errors and stay on track:
1. Get pre-approved for a mortgage.
2. Determine your wants and needs.
3. Check out the neighborhoods.
4. Use the Internet for helpful information.
5. Do the research on your property of interest.
6. Learn about any zoning changes, liens, easements or other restrictions.
7. Prepare an offer and negotiate.
8. Conduct a home inspection and other inspections.
9. Use the inspection report to re-negotiate, if necessary.
10. Do a walk-through inspection prior to closing.
11. Make sure your financing is in order.
12. Understand local community requirements (transfer stamps, etc.)
13. Attend the close!

Understanding Agency
Understanding Illinois agency is very important when selecting a real estate agent.  There are three types:

Listing agent -- agent who represents the seller
Selling agent -- agent who represents the buyer
Dual agent -- agent who represents both the seller and the buyer
