Pricing your home correctly is crucial.
There are many factors to consider when determining the list price for your home: location, condition, amenities, supply and demand, and local and global market conditions. The thorough market analysis I will prepare for you will help you come up with a realistic, competitive pricing strategy.
Once a buyer presents an offer, my job is to help you obtain the best possible price and terms.

Typically, an offer includes the following information:

• Amount the buyer is willing to pay
• Mortgage amount, if any
• Closing and occupancy dates
• Contingencies (mortgage commitment, building inspections, etc.)
• Any personal property specifically included or excluded

Further negotiations may be necessary to reach mutually agreeable terms. Counter-offers are common, and proposed changes should be reviewed and responded to quickly. Remaining in close contact with me during the negotiation process is critical.
I keep working for you from contract to closing and beyond.
Once you have an acceptable offer, I closely monitor the progress of all contingencies to make certain that all deadlines are met.
 
The closing is a formal process where all parties sign all of the necessary paperwork needed to complete the transaction. Title to the property is transferred from you to the buyer. The buyer receives the house-keys and you receive payment for the house! From the amount credited to you, the title representative subtracts the funds to pay off the existing mortgage and other transaction costs. Deeds, loan papers, and other documents are prepared, signed and ultimately filed with local property record office.
