EASIER ACCESS to appraisal reports?

“When looking to buy a home or refinance a mortgage, consumers need the best available facts and data,” said Consumer Financial Protection Bureau Director Richard Cordray in a prepared statement. “This rule would guarantee consumers receive important disclosures on how a lender determines the value of the home, making it easier for loan applicants to make informed decisions.”

Under the proposed new rule, borrowers would have improved access to appraisal reports so they know - before closing on their home - how the property's value was determined. Furthermore, creditors would be required to inform borrowers within 3 days of applying for a loan that they have a right to receive a free copy of all appraisal reports.

"This proposed rule is designed to help inform mortgage applicants on how a creditor determines a property's value prior to closing on the mortgage. It will also make it easier for loan applicants to determine if a loan application was denied due to a discriminatory appraisal."
